March Review

The markets we cover in the HIlls, Northern Districts and North Shore still remain very strong despite the interest rate increase by banks this month. We have seen the overall Sydney market record auction clearance rates above 80% for this month, demonstrating underlying buyer demand. However at the same time, towards the end of the month, we have seen more properties being listed to take advantage of market strength before Autumn.
 
Some of our sales highlights this month include:
 
- Strong buyer appetite for apartments in Macquarie Park including in Saunders Close, Alma Road and the newly constructed Macquarie Park Village. We recorded 5 sales this month and have plenty of buyers who missed out.
 
- 8 Fourth Ave, Willoughby sold for $2,360,000 through our Chatswood office. A three bedroom home on 556sqm land.
 
- 20/94 Culloden Road, Marsfield a two bedroom townhouse sold for a complex record of $1,068,000.
 
- 3 Kawana Close, Epping  a three bedroom home sold for $1,985,000. The previous highest sale in the street was 1 Kawana Close sold for $1,838,000 by us last year!
 
- 10 Railway Ave, Eastwood, a beautiful federation home sold for $2,710,000 to a database buyer.

Benefits to buying off-the-plan

Buying off-the-plan has accumulated some bad reputation among buyers as it can been as an investment that has an unjustified amount of risk to it as well as not being able to inspect the property before purchasing it. However, there are still benefits from buying off the plan when well researched for those seeking more alternatives to own property.
1.    Saving on stamp duty
2.    Depreciation benefits: Get a full depreciation schedule from a quantity surveyor once you have settled your property. This will allow you to claim deductions for brand new fittings and fixtures.
3.    No need for repair or renovations
4.    Reduced power bills: New properties must meet energy efficiency requirements due to changes to the Australian Building Code. 
5.    Potential capital gains: Within such a competitive market, buying off-the-plan allows you to buy at the current price. This means your property may be worth more than what you originally paid for after construction is completed.
6.    Allows buyers to enter into the property market: Since only a 10% deposit is needed to secure the property it allows buyers to pay the balance of the purchase price at settlement when construction is completed.

3 Tips to Getting Presentation Right for Sale

One of the most important elements for a successful property sale is the emotional impact the property has on potential buyers.

Presenting a property for sale is all about creating an aspirational living scenario. This will help solidify the property in the buyer’s mind and set it apart from the competition.

Getting presentation right could be the difference in the final sale price and the overall success of the sales campaign.

To help get vendors on the right track with presentation, we’ve put together our top 3 tips to help you prepare for sale.

 

1. Showcase the property's best features

When vendors choose to leave it to the buyer’s imagination to “scale up the space” or see the space for how it could be – most buyers, unfortunately, are not likely to envision the room’s true potential. It’s very important to showcase the property for its true potential as this will ultimately impact the final sales result.

If there is underutilised space in the property, transforming it into a study nook, or a secondary living area is a great tip to add value in the eyes of a potential buyer. Study areas are in high demand with buyers as many people require space to work or study from home these days.

Most buyers can’t visualise how a home can look or feel if it is presented empty. Presenting a home empty makes it difficult for buyers to envision how they would live in a property and creates a barrier to that, oh so important emotional connection.

2. Style for the demographic

Styling for a demographic is very important.  Appropriate furniture and accent colours can be used to enhance a property’s appeal to a certain buyer or target market.

Downsizers may like a home presented in a more neutral palette, whereas young executive buyers may prefer a more designer edge with bolder accent colours.

If the property is close to natural beauty, the styling should reflect this, to reinforce the potential lifestyle benefits to the buyer – for example, if the property is near to greenery or a national park, styling accents can be used to showcase that lifestyle throughout the home.

3. Style for the situation

Is the property currently furnished by the owners or is it tenanted? A property can be well presented in either scenario. For example, if a listing is fully furnished but lacks warmth, punch and vibrancy incorporating an art piece can really step the listing up a notch. If the owner is on a budget, a few stylish yet affordable additions may be all it takes to make a potential buyer feel more at home.

18 Rosen St, Epping sells for $450,000 above reserve

"About 90 onlookers, many of them neighbours, watched on in amazement as a red-brick house in ­original condition at 18 Rosen St, Epping, sold for $2.36 million, which came in $450,000 above the reserve

Tracy Yap from Tracy Yap Realty Epping marketed the three-bedroom home on a highset 942sq m block with a north-facing backyard that last sold in 2002 for $775,000.

“It was a shock,” Ms Yap said of the sale price. “I was thinking maybe $1.8 million to $1.9 million but even some of the ­neighbours said that was too much.”
